Tom Estus, President of Shelby/Estus Realty Group, Inc., has been actively involved in the Houston commercial retail real estate market for over twenty-three years. He specializes in the development, sale and leasing of commercial retail properties and retail tenant representation.

Tom has been involved with numerous commercial projects from the conceptual and design stage, construction, anchor tenant leasing, speculative space leasing and tenant finish out. Estus has gained extensive knowledge of the critical issues within the framework of successful development as well as an excellent understanding of the budgeting of development hard and soft costs and how important these projections are to a successful development. He is also actively involved in Build-to-Suit projects for national retailers as well as the negotiation of long-term ground leases on which developments are constructed.

Tom has worked with numerous tenants and has established a strong reputation with brokers and clients alike as a diligent, honest, straightforward and an intuitive deal maker. His client list includes Costco Wholesale, STAR Furniture, Barnes & Noble, Cordua Restaurants and many others.

Tom began his real estate career with the Henry S. Miller Company and joined Wulfe & Co. at its inception. He graduated from Baylor University in 1980 and was a member of the Baylor varsity tennis team. Estus is a member of the International Council of Shopping Centers (ICSC) and was named the Outstanding Real Estate Professional of the Year for 1993 by the Association of Commercial Real Estate Professionals (ACRP). He was appointed to the Board of Directors of the YMCA Greater Houston Area in the year 2000 and also serves on the Property Committee for the YMCA. Tom and his wife Ann have been married since graduating from Baylor in 1980 and have two children Ben and Robin.
